- Up to 80% LTV on purchase and cash out for real estate loans both investment and owner/user
- 5,7, 15, 20, 25 and 30 year fixed rates available
- Amortization 15,20, 25 and 30 years (25 and 30 years most common)
- Prepayments include 3,4,5 year and step-downs

Competitive rates for investors and business owners who have difficulty documenting income or whose properties are more valuable than what tax returns show. For purchase, refinance and unrestricted cash-out.
Bank Rate Program
Our most competitive rates for project amounts up to $20,000,000 for the acquisition of commercial real estate, refinancing of existing debt, renovations and/or cash-out for other investment purposes.
Friendly FICO Program
Financing for business owners and investors with challenged credit. For minimum credit score starting at 600. Rates are a little higher but offer 30 year amortization to reduce monthly payments.
SBA 504 and 7A Loans
The best option for business owners looking to purchase a property with the minimum down payment possible. 504 loans offer low fixed rates up to 25 years. An SBA 7A loan can be used to purchase a commercial property and get additional funding for working capital and business acquisitions.
Non-Recourse financing for stabilized commercial properties from $2 million to $100 million with loan to value up to 75% and no restrictions on cash-out refinancing. Rates are competitive with traditional banks and fixed for 5 or 10 years.
For businesses, investors and developers that need to close quickly and/or require financing that is not available from a traditional bank at this time. Loans are short-term, typically interest only with terms of 12-24 months and can fund in as little as 10-days.
